Sierra Riker is Scott Robbins new poster child for the Measure N Vacancy Tax. The Tribune published a Guest Editorial 7-18-24 (Wildfire prevention personnel need the vacancy tax (Opinion) | TahoeDailyTribune.com) and Scott used her in many ads and Instagram posts.
Riker received a college education and then freely choose a job that pays less-than minimum wage, or she only works half of the year according to the income she claims. (Project coordinators in California are paid $53,251 per year or $25.60 per hour) – Sounds like another slacker who wants to work 5 hours a year and get paid the same as full time workers, then has the audacity to demand other taxpayers subsidize her wages.
First thing Riker should do is find a decent paying job. If it is worth it to her to work at one that doesn’t pay a living wage, that is on her, not other people whether they own one home or ten.
Riker is spoiled like so many others her age. She expects to automatically get a 3/2 on the lake, it has NEVER worked that way (unless you are a genius computer programmer, or something like that – which she apparently is not.) So get over it and pay your dues just like everyone else and quit whining.

RENTERS ARE NOT EXEMPT FROM MEASURE N VACANCY TAX
The tax applies to every residence (with a few specific exceptions). This creates a problem for landlords and property managers – how do they prove the residence was “physically occupied” for 183 days per year?
There is a very simple solution to the Vacancy Tax issue for landlords and property managers, simply raise the rent to cover the cost of the additional taxes. Actually, you will be forced to, because you will never be able to prove the property was occupied 183 days per year. This is the form you will need to use:

Although the petitions did include the full text of the measure, it was printed in very tiny 6-point lettering. Most people would need a magnifying glass to be able to read it, and none were provided at the signature collecting venues.

The so-called “affordable housing crisis” in SLT seems like a made-up problem created by our government, select politicians, and their special interest groups. In typical behavior, they have created a “fictional crisis,” and then come to us as our saviors to their fictional crisis. See below for a case in point. Sale-to-list price ratio for SLT homes for April 2024: 97.49%. Homes in 96150 sold for 2.51% below asking price on average in April 2024. 96150 was a buyer’s market in April 2024, which means that the supply of homes is greater than the demand for homes. -Source: Realtor.com Generally, a 5% to 10% rental vacancy rate is considered healthy. This means there are enough available properties to meet demand but not so many that there is an oversupply of units. In South Lake Tahoe, the rental vacancy rate is 7.3% -Source: rate.com

This is the best I can do right now to illustrate what is really causing the housing issues. It has nothing to do with the vacation homes or VHRs. Besides, the people complaining could not afford either of those housing options in any case.

The real solution is to make TRPA force Douglas county to build workforce housing for their workers and unify wages in the Tahoe Basin.

In reality most vacation homes here in Tahoe are small homes or cabins, most of which have been in families for generations. These are not billionaires, just middle-class workers who have struggled to have a place for their families to enjoy outdoor recreation.
